This letting agent is the worst. They mess you about with everything, paperwork, tenancy, fees, refuse to fix things and blame the tenants for it rather than the shocking job they did before we moved in. I keep my house very tidy but even so when inspection time comes around (which is ridiculously often) i blitz the place, scrubbing every nook and cranny, paint walls etc so it looks brand new. After every inspection they say i havent cleaned well enough (WE CANT SEE NO @#$#@##@ DIRT ANYWHERE) i even got a written warning for it FFS and they are just down right rude. They are stuck up and think they are above everyone else. Sick of them. I bet their houses are the dirty ones.

Disappointment and heartache throughout. Poor handling and communication from commencement until the close of our tenancy agreement 1. Energy Performance Certificate were provided on the day of moving in, highlighted as (barely) legal rating E. 2. Signed check-in and check-out inventory reports not completed prior to moving in or out. Blank inventory provided on the day of moving in. 3. Deposit not handled via DPS. We received circa £300 of our money back from almost £1000 deposit. 4. No communication and followup when inquiring regarding multiple requests via telephone \/ email \/ site visit. 5. Emma Gardener is the site manager, and the assigned property manager, showed rude and facetious responds on various occasions throughout tenancy agreement. 6. Fake promises. During our deposit return process, Emma communicated in person she agreed damages we had disputed against the landlord seemed to be there before we had moved in. Emphasizing that the photographic evidence they had, were blurry but showed it had been covered up to look like there was no damage. Weeks later, we received an email saying we would be charged for the damage as our photographs had not been stamped with dates. Dispute the photograph we had as evidence, with metadata showing dates of when we first moved in. 7. No communication of deposit return or breakdown until chased. 8. No empathy towards existing customers. 9. Unfair Landlord and Tenancy service. Tenants were mistreated, and landlords were protected. Complaints regarding landlord threatening behavior during our agreement was overlooked. We were left to call the Police to handle independently.
The experience with Jayne Beard was very good over the 3 years that we used their services. Natalie was very prompt whenever we had a question or a maintenance issue, she was always very professional, at the same time being human. I would like to say a big thank you for your service!
Jayne Beard has managed two flats for me for over 20 years and the service has always been good. For the last few years Natalie has been has been in charge and the service has been excellent throughout despite changes of tenancy and repairs including a minor flood. Natalie has gone beyond the call of duty in dealing with these issues. I could recommend her enough.

I am happy to commend Natalie Xenophontos for her efficiency, reliability and courtesy. She has looked after my Bedford property for many years and I have come to rely on her for her helpfulness, experience and sound advice. She has recently found a tenant within one day for a new acquisition in Biddenham and has put in a great deal of work to make sure it is ready for immediate occupation. Kirsty has been great. I have never rented before and as it is only a short term rent ( due to building work at my house) I was very dubious, but it has been a pleasure and Kirsty sorted out all the initial teething problems. I hope that the Landlord is happy that I will leave his property in a good condition, I have treated it as I would my home.

A very poor experience as a tenant. Always remember the property manager works for the landlord. We were tenants for 10 months which was fine at first but the cracks appeared when we had issues with the property ( damp) and we came to leave. You can e peck to have trumped up charges when you leave for cleaning, removal of rubbish gardening issues etc. We were not present for our last inspection due to recolating and work. Lesson here always be present to rectify any points raised. We offered to do this when they told us but were then refused entry to the property which now allows the charges to be made up. From a £2000 deposit the landlord wanted to keep £1850 for as already stated some cleaning move some boxes and redecorate a room which was agreed was up to an exceptable standard by the landlord. When we came to fight our case at the resolution this was put back in funnily enough. Even tried to charge for a plant which apparently had sentimental value. The figures again are made up by the landlord and they feel they can charge what they want. Again lesson learned here get everything in writing when you have discussed it weather in person or on the phone. They will forget when you leave any discussions you may have had. Landlord said we could remove some old furniture from the study, when we left she charged us for it. Sad so say she received that claim as part of the resolution process. Again all in writing to confirm. We reported the damp in an on suite bathroom over a period of months and eventually the property manager came to look at this and basically said the landlord will not do anything about it. When we left the landlord wanted to charge around £300 for it to be rectified. Our property agent was aware of this but basically lied and did not support us in any way. The damp was caused by no extractor fan present. The charges were totally over exaggerated throughout the whole process and were added to over a number of weeks building up to the resolution process. More annoying we offered from the very start to go back clean the showers (£600 they wanted for this) sent me a photo of a hair, it's laughable. We would have rectified all issues and everyone would have been happy. They clearly wanted to get the landlord as much of our deposit as possible and it's shocking that this behaviour is actually aloud to go on. Lessons learned throughout this whole stressful process. Always take your own photos when you move in. Should you have a discussion on the phone or in person have it followed up with an email confirming exactly what you have all agreed on redocorate a room for example. Do not not expect the property manager to go out of their way, you will need to chase them up as we did a number of times. Failure to respond to emails, you call the office they are out. Reading their website with 25 years of satisfied customers I find hard to believe and there are a lot more out there who have been dissatisfied than they care to place on their review page. If your a landlord this is the company for you. If your a tenant my advice look elsewhere, ignore the smiles and can do attitude from the property manager as this will change towards the end of your tenancy. Not to be trusted at any level and if you have to use them please please follow the advice I have given above. A very poor experience and took months to sort out in order to keep some of our deposit. I'm glad the landlord failed to get what she wanted but would have liked to see a slightly better outcome for ourselves. If I can save just one individual from going through what we did then I've helped someone. Final word don't go there it may bite you in the end.

They offer hassle free and value for money property management, dealing with unusual situations with as much ease and professionalism as the day to day issues. They always fill the property quickly when someone moves on and have made sure the property is well maintained. Touch wood I have not had a problem tenant. I have always received a reply to any query within 24 hours. My last experience was due to my washing machine breaking down and smelling of burning. I submitted the report via the on line reporting system and received a telephone call within 3 hours on a Saturday to check whether the machine was safe and whether I needed someone to come out urgently. I can't remember who called me by it was very reassuring to have had that call.
Kirsty at Jayne Beard has looked after our properties for many years now. She is excellent. She's always quick to respond to our calls. She will contact us if there is an issue and will chase us if we fail to respond. On the phone she is always helpful, understands our requirements and often does a little extra to make sure things are properly resolved.

But Jayne Beard were extremely flexible and allowed us to make our application remotely and send documents electronically. In the time since Kateryna took over as manager of my tenancy, she has carried out inspections. She has also arranged a visit by an electrical technician to carry out a review of the heating and power supply to ascertain whether any energy savings could be achieved. A glazier has been arranged to take action over the four 'blown' double glazing units; but they have yet to arrange a mutually convenient date.
Natalie was excellent from start to finish . She made moving in very easy and was always very helpful . Whenever I had any issues with my rental property she was on hand to take care of matters . I wish to thank Natalie for all the help she gave me and when ready to rent again I will certainly hope to have Natalie manage my property .
